The Brief

This project involved the restoration of a commercial timber floor originally installed by ourselves three years earlier. Over that time a lack of proper maintenance, unsuitable cleaning products & machinery, and environmental factors caused the timber to deteriorate. The floor was darkened, worn, and tired, with early signs of cracking developing across the surface.

The existing cleaning regime was found to be too aggressive for the timber finish. This had stripped protective layers and driven staining deep into the wood, meaning standard cleaning or routine maintenance could no longer resolve the issue.

Loughton Direct carried out a free site survey and produced a detailed condition report. Free test areas were then completed, allowing the client to review and select a new oil colour prior to the commitment of full restoration.

Once approved, the entire floor was sanded back to its original bare oak, removing the surface damage, discolouration, and worn coatings. Two coats of Osmo Hardwax Oil were then applied, restoring the natural appearance of the timber while improving durability and protection.

As part of our aftercare service, the onsite cleaning team will now be trained free of charge to ensure the correct daily cleaning routine is followed. The floor will also receive a planned annual deep clean and re-oil, ensuring it continues to perform and look as intended for years to come.
